In Italy, the real estate brokerage commission is regulated by law and is payable by both the buyer and the seller.
The commission of our agency amounts to 4% of the agreed purchase price for each party, plus the applicable VAT (IVA).
The entitlement to the commission arises upon the acceptance of a binding purchase offer (“Proposta di Acquisto”) or, at the latest, upon the signing of the preliminary purchase agreement (“Compromesso”), provided that the transaction is successfully concluded.
At this stage, the brokerage service is deemed legally fulfilled, and the commission becomes due. The commission agreement is expressly stated in the relevant contractual documentation.
By signing the respective documents, both buyer and seller acknowledge and accept the commission terms.
